One hundred and twenty square feet is the size that fits a real back garden rather than an estate. In practice it covers a six-seat table with chairs pulled out, or a pair of sofas and a low table, and it leaves the lawn either side intact. Against the 12 by 16 version the saving is not only in the footprint: fewer roof panels and a shorter span mean a lighter build and less cedar to look after, with the same tested snow and wind figures.

Footprint
10 x 12 FT
Frame
FSC-certified cedar, rust-proof hardware

Double galvanized steel, sloped and vented

How it lives in the room

Lay out 120 square feet in string

Pin the footprint out with line and pegs and live with it for a day. A gazebo that looks modest on a plan can halve a small garden, and the thing to check is the route past it: people walk round the corner posts, not under the eaves, especially once the curtains are closed.

Site it where the sun crosses

A roof this size casts a shadow that moves. Watch where you actually sit in the late afternoon and put the gazebo there rather than in the middle of the lawn, because the double-layer roof is what keeps the air underneath cool and that only pays off where people are.

Zip the netting before dusk

Netting works only if it is closed before the insects arrive, not after. On the dual track it slides independently of the curtains, so the habit is one pass at sunset: netting shut, curtains open, lights on the built-in hooks. Done in that order it takes a few seconds and the evening belongs to you rather than to the insects.

Before you order

Cedar weathers to grey unless it is treated, and the hardware is galvanized but the timber is not. Plan on a coat of oil or stain in the first season and every couple of years after, or accept the silvered look as the finish.
